Home / What selling costs

What selling costs, line by line.

Before you list, you get a net sheet: your likely sale price, minus every cost below, so you know what you walk away with. No numbers on this page are quotes; yours depend on your sale.

  1. My fee

Negotiable, and written into the listing agreement line by line before anything goes live. If a buyer's agent is paid, how that works is in writing too.

  2. Washington real estate excise tax

A state tax on the sale, usually paid by the seller. It's graduated by price; I pull the current rate for your sale price.

  3. Escrow and title

Escrow fees are often split with the buyer. The seller usually pays for the buyer's title insurance policy in Washington.

  4. Your mortgage payoff

Whatever is left on your loan, plus interest to the payoff date.

  5. Prep

Whatever we decide is worth doing from the walk-through list. Often cleaning, paint and light.

  6. Credits or repairs

Only if you agree to them in negotiation. They show up in the offer table before you sign.
