A home value from me is an opinion of value, not an appraisal. A lender's appraisal is done by a licensed appraiser and can land somewhere else.

Why not just give me a number online?
Online estimates cannot see your kitchen, your view or the house next door that sold with a new roof. A call gets you a number you can actually plan around.
Will you pressure me to list?
No. Plenty of people call a year early. I would rather you plan well and remember who helped.
