Prep, only what pays back
We walk the house together. You get a short list in writing, split into do it, skip it and maybe. Most of it is cleaning, paint and light.
A price you can defend
I pull the recent sales on your street and the homes you are really competing with, and show you the range on paper. You pick the list price with the numbers in front of you.
Photos, floor plan and a short film
Daylight photography, a measured floor plan and a walk-through film, booked once the house is ready, not before.
Launch week
Live late in the week, open that weekend. After every showing you get a text with the feedback, good or bad.
Offers side by side
Every offer goes into one table: price, loan, down payment, close date, inspection, credits. You see what each one is worth after credits, not just the top line.
Inspection to keys
I handle the repair requests, the appraisal and the dates, and tell you what is happening before you have to ask.

Questions about sell
What do you charge to sell?
My fee is negotiable and written into the listing agreement line by line before anything goes live. No surprises at closing.
Do I have to stage?
No. Sometimes a few borrowed pieces help a room read right in photos. We decide room by room.
Can I sell and buy at the same time?
Yes. We plan the order together: sell first, buy first, or line them up with a rent-back. Each has a cost and I will show you all three.
Sell with me.
Start with your address. Nate calls with a number and a plan.
