What a pre-listing inspection buys you
A buyer's inspector is going to find things. A pre-listing inspection lets you find them first, on your schedule, and decide what to fix and what to disclose.
It costs you an inspection fee up front. What it can save you is the late surprise: the repair request that lands after you've stopped showing the house.
It isn't right for every home. On a newer house with no known issues I often skip it. On an older North Tacoma craftsman, I usually don't.
